By using our website (https://onebooking.pt), you (the guest responsible for the reservation) and the host (One Booking) agree to comply with the following Terms & Conditions:

Bookings and Confirmations
1.1. Your reservation will be confirmed after receipt of our confirmation email and a 50% deposit of the total amount. The remaining 50% must be paid no later than 7 days before check-in.
1.2. To make a reservation, you must be at least 18 years old.
Approximately 7 days before your stay (or sooner for last-minute bookings), a form will be sent to collect identification details for the lead guest and all accompanying guests, as well as other legally required information.

Payment
2.1. We accept payments via Credit Card, PayPal, or Bank Transfer.
2.2. Rates are subject to change without prior notice and may vary depending on the property, season, and availability.
2.3. A security deposit is required prior to check-in and is refundable after check-out and inspection.
2.4. Guests may be subject to additional charges for local tourist taxes, depending on the property location.

Security Deposit
3.1. A refundable security deposit between €150 and €500 will be charged prior to check-in, depending on the property. It will be refunded after check-out, once cleaning has been completed and no damages or missing items are identified. Cleaning may take place on the day of check-out or the following business day.
3.2. By making a reservation, you agree to be responsible for any theft, damage, or breakage caused by you or anyone in your group. You agree to indemnify us for any resulting losses.

Cancellation Policy
4.1. Guest cancellations:
– Cancel up to 14 days before check-in: Full refund of the initial deposit.
– Cancel between 14 and 7 days before check-in: 50% refund of the initial deposit.
– Cancel 7 days or fewer before check-in: No refund.

4.2. Host cancellations:
If the reservation is cancelled due to circumstances beyond our control (e.g., natural disasters, structural issues), you will be notified immediately, and all payments will be refunded. Our liability is limited to the amount received.

Check-in and Check-out Times
5.1. Check-in begins at 4:00 PM, and check-out must be completed by 11:00 AM. Alternative times may be arranged in advance and may incur additional charges.
5.2. Self-check-in is available via a key safe or digital keypad, depending on the property.
5.3. Upon check-out, keys must be left on the dining table and/or returned to the key safe. Lost or unreturned keys will result in replacement charges and may be deducted from the security deposit or charged separately.

Quiet Hours
6.1. Please maintain quiet between 10:00 PM and 8:00 AM, including outdoor areas such as balconies, terraces, and rooftops. The use of speakers in outdoor areas is not permitted during these hours.

Parties and Additional Guests Prohibited
7.1. If you’re planning a celebration (e.g., birthday or special event), prior written approval is required. This includes inviting additional people to the property.
7.2. The number of people at the property must not exceed the number listed on the property’s profile at https://onebooking.pt. Only guests listed in the booking form are permitted to stay.
7.3. Parties and events are strictly prohibited. Violations will result in immediate termination of the stay without refund, and potential additional charges for damage or disturbance.

Smoking and Drug Use Prohibited
8.1. Smoking is strictly prohibited inside the property. If smoking outdoors (balconies, gardens, terraces), please be cautious and respectful.
8.2. Drug use is strictly prohibited on the property.

Pets
9.1. Pets are not allowed.

Care for Furniture and Décor
10.1. All furniture, artwork, and décor must remain on the property for future guests. Missing or damaged items will be charged to the guest.
10.2. Please treat the property with care and respect, as if it were your own home.
10.3. Bed linens, towels, and kitchen textiles are provided and must remain at the property. Missing items will be charged to the guest.

Respect and Tolerance
11.1. We welcome international travelers seeking an authentic, comfortable, and unique experience. Our spaces are family-friendly, inclusive, and welcoming. We do not tolerate rude, aggressive, or disrespectful behavior toward our team.
11.2. Any verbal or physical abuse will be reported to local authorities, and action will be taken to protect our team. The reservation may be immediately canceled if necessary.

Intellectual Property
12.1. All content on this website — including text, graphics, images, logos, and software — is the property of our company or our licensed partners and is protected by copyright, trademark, and other intellectual property laws.
12.2. Copying, reproducing, modifying, distributing, or using any content from this website without written permission is strictly prohibited.

Warranties
13.1. The website https://onebooking.pt is provided “as is” and “as available,” without any express or implied warranties. We do not guarantee that the site will be error-free, uninterrupted, or secure.

Liability
14.1. To the fullest extent permitted by law, the host shall not be held liable for any indirect, incidental, special, or consequential damages resulting from the use of the website.
14.2. This agreement is binding upon you (the guest) and all members of the group included in the reservation. You are responsible for ensuring that all members are aware of and accept these terms. Failure to provide required information or to comply with these terms may result in contract termination and loss of reservation.
14.3. Identification must be provided for all guests, including age and contact details.
14.4. Subletting is strictly prohibited.
14.5. The guest is responsible for supervising all minors in their group at all times.
