By using our website (https://onebooking.pt), you (the guest responsible for the booking) and the host (One Booking) agree to be bound by the following terms and conditions:

Bookings and Confirmations
1.1. Your booking will be confirmed after receiving our confirmation email and a 50% payment of the total reservation. The remaining 50% must be paid up to 7 days before check-in.
1.2. You must be at least 18 years old to make a reservation.

Payment
2.1. We accept payments via Credit Card, Google Pay, Paypal, or Bank Transfer.
2.2. Rates are subject to change without notice and may vary depending on the property, season, and availability.
2.3. A security deposit is required before check-in, refundable after check-out, and following cleaning.
2.4. Guests may be subject to additional charges for local tourist taxes, depending on the location.

Security Deposit
3.1. A security deposit ranging from 150 to 500 Euros will be charged before self check-in, depending on the property. This deposit will be refunded after check-out, once cleaning is done and no damages have been made to the property or belongings. Cleaning occurs on the check-out day or the following business day. 3.2. By making a reservation, you accept responsibility for any theft, damage, or breakage caused by you or any other guest in your group. You agree to indemnify us for any losses incurred.

Cancellation Policy
4.1. Cancellations by the guest:
– Cancel up to 14 days before Self Check-In: Full refund of the initial deposit.
– Cancel between 14 and 7 days before Self Check-In: 50% refund of the initial deposit.
– Cancellation 7 days or less before Self Check-In: No refund will be provided.
4.2. Cancellations by the host: If the booking is canceled due to circumstances beyond our control (e.g., natural disasters, structural issues with the property), we will promptly notify you and refund all payments received. Our liability for cancellations will be limited to payments received.

Check-in and Check-out Times
5.1. Check-in starts at 16:00, and check-out must be completed by 11:00. Other times may be possible by prior written agreement and may incur additional charges.
5.2. Self check-in is available via a lockbox system (key stored in a safe) and/or digital keypad, depending on the property.
5.3. Upon check-out, the property keys should be left on the dining table and/or returned to the safe (in the same location where they were retrieved). If the keys are lost or not returned, the guest is responsible for all costs associated with replacing the keys and any security fees, which will be deducted from the security deposit or charged additionally.

Quiet Hours
6.1. Maintain a quiet environment between 22:00 and 08:00, both indoors and in outdoor areas such as balconies, terraces, and rooftops. The use of speakers in outdoor areas is prohibited between 22:00 and 08:00.

Parties and Additional Guests Prohibited
7.1. If you are considering organizing a celebration (e.g., birthday or special event), prior written approval from the host is required. This includes inviting additional people to spend time on the property.
7.2. The maximum number of people allowed to stay at the property cannot exceed the number of guests indicated on the property profile on the website: https://onebooking.pt, and only those listed in the booking form are allowed to occupy the property.
7.3. Parties and events are not allowed at the property. Any violation of this policy will result in immediate cancellation of the stay, without refund, and potential additional charges for damages or disturbances caused.

Smoking and Drug Use Prohibited
8.1. Smoking is strictly prohibited in any indoor areas of the property. Please be mindful when smoking in outdoor areas such as balconies, gardens, or terraces. 8.2. The use of drugs on the property is strictly prohibited.

Pets
9.1. Pets are not allowed.

Care for Furniture and Décor
10.1. All furniture, decor, artwork, and accessories should remain in place for future guests. If an item is missing or there are damages to the furniture or property, the cost of replacement will be charged.
10.2. Please treat the property with care and respect, as you would your own home.
10.3. Bed linen, towels, and kitchen linen are provided and must be left in the property after your stay. Any missing items will be charged to the guest.

Respect and Tolerance
11.1. We welcome international travelers seeking an authentic, unique, and comfortable experience. Our spaces are family-friendly, tolerant, and welcoming. We do not tolerate rude, aggressive, intolerant, or disrespectful behavior towards our team.
11.2. Any form of verbal or physical violence will result in a criminal report to the local police, and actions will be taken to protect the safety of our team. If necessary, the reservation may be immediately canceled.

Intellectual Property
12.1. The content on this website, including texts, graphics, images, logos, and software, is owned by our company or our licensed partners and is protected by copyright, trademarks, and other intellectual property laws.
12.2. Copying, reproducing, modifying, distributing, displaying, or using any content from this website without prior written permission is prohibited. Limitation of

13.1. The website https://onebooking.pt is provided “as is” and “as available,” without any express or implied warranties. We do not guarantee that the website will be error-free, uninterrupted, or secure.

Liability
14.1. To the fullest extent permitted by law, the host will not be liable for any indirect, incidental, special, or consequential damages arising from the use of the website.
14.2. This agreement binds you (the guest) and all members of the group included in the booking. It is your responsibility to ensure that all group members accept the terms of the contract established in these terms and conditions. Failure to provide relevant information or breach of these terms may result in contract termination and loss of booking.
14.3. To access the property, identification for all guests, including ages and contacts, must be provided.
14.4. The guest may not sublet the property.
14.5. The guest is responsible for supervising all minors in their group at all times.
